Jeff Geller and Mike Giavasis are co-owners of G&G Home Inspections. They
began G&G in April of 2005 after both graduating from the Home Inspection
Institute. They are required to complete continuing education courses to
remain certified home inspectors. They operate by a strict code of ethics you
can find at the bottom of this page.
Geller and Giavasis work as a team on every inspection to ensure quality,
accuracy, and timeliness. They have over 20 years combined experience in
the construction business.
G&G Home Inspections offers a whole house inspection which follows an easy
to read checklist format. This type of inspection will generally last 2 hours and
the cost is $199. That price includes 2 inspectors.
G&G Home Inspections also offers a pre-listing home inspection. This home
inspection is intended to assist the seller in better marketing of their home
with repair and maintenance suggestions as well as identifying possible
problem areas in their home. This type of inspection generally lasts 2 hours
and the cost is $199. That price includes 2 inspectors.
G&G Home Inspections also conducts inspections on rental properties and
apartment buildings. (Fee based on number of units.)

CODE OF ETHICS
1.Affiliates will always act with the best interest of their client in mind. All affiliates will conduct their inspection businesses in such a
manner as to reflect favorably upon the Home Inspection Institute and the Home inspection field.
2.Any potential conflict of interest will be disclosed in writing to the client before any inspection work is done.
3.An affiliate may not derive benefit from any inspection other than the inspection fee and/or any future recommendation(s) by the
client.
4.The affiliates will not offer an opinion or render a report about a condition other than that which is known to be factual to them.
Affiliates will render properly developed, unbiased and objective opinions of condition. Affiliates will also follow, at a minimum, the
Standards of Practice of the Institute, a nationally recognized association such as ASHI or NAHI or those required in their state.
Reports are confidential and will not be released to any other party without the clients permission or by due process of law.
5.Under no circumstances will affiliates offer to do repairs on a property which they inspect.
6.All affiliates will use inspection contracts or agreements that at a minimum list what the inspector will and will not cover in the
inspection. The contract or agreement shall also contain a statement that the inspection is governed by the Code of Ethics of the
Home Inspection Institute, listing the Institute’s toll free number. Affiliates will provide any client, upon request, with a copy of the
Institute’s code.
7.Affiliates will immediately report known violations by any affiliate to the Institute’s office. Affiliates will cooperate with the Institute in
all matters, including but not limited to the investigation or dismissal of an affiliate, who by their conduct prejudice their professional
status, the home inspection field or the reputation of the Home Inspection Institute.
